 Whats included in our price: Short term nightly or weekly rates are fully inclusive of rent, linens and bath towels, processing fee, your exit clean, state rooms tax (9%).   Also included within your total price is a one off, non refundable Damage Waiver fee.  This provides all our paying guests a -no quibble, no questions asked-coverage up to  $ 300.00 for any minor damages, spills, wear and tear. Any willful damage costs beyond $ 400.00 will be automatically deducted from your credit card.  For Seasonal rentals of 30 days or more: You will pay the rent, security deposit, utility deposit and a $ 100.00 lease fee.

When weve chosen our property and dates, what is the deposit?

 For short term rentals, 50% of the rent and the processing fee is due at signing.

The balance is due 30 days prior to your arrival date.  All winter holiday periods and summer lakefront properties are payable in full at time of booking and are NON- refundable or NON transferable. For our regular customers, we aim to allocate deposits paid to a future rental.

 

Can we change our mind on dates or the property once we have paid our deposit?  Unfortunatly, your deposit is a non refundable commitment to take the chosen property.

 

What time can we check in to our property? Winter checks ins are at 5pm without exception Winter check outs are at 10:30. Keys must be returned to our office by 10:30amLate check outs during the winter are occasionally available for a nominal fee, please call the office the night before, so we can reschedule housekeepers.

 

Summer check ins on Saturdays: typically 5pm, please call the office after mid-day, to see if early check in is possible. Summer check out on Saturdays: keys due back to our office by 10:30am.

 

What items do we need to bring from home?

Personal toiletries, Paper products, Beach towels for lakefront rentals,

Disposable bags please for either diapers or dog waste.

 

We have GPS Navigation, Can we go directly to the property?

We are only able to give you the intersection of the property, prior to your arrival, for location purposes. On arrival, you must come to our offices for key collection.  Even if you arrive long after business hours, your arrival pack, with directions, keys and 24 hour emergency pager number will be in the box at our front door.

 

Can we bring FIDO?

Some of our properties will accept one dog with additional security. The dog is only allowed on the first floor, not permitted in bedrooms or on furniture. While outside, Fido should be on a leash. Any dog waste needs to be picked up, bagged, sealed and put in outside trash bins.  Sorry, due to allergies, we cant allow cats in any property.

  

Tips to make your stay a great one, right from the start!

What to expect.

 

What we have done prior to your arrival:

We will have cleaned the property and made up beds with rental linens, and supplied towels. We will have also checked the hot water is working, along with the heat and set thermostats appropriately for your arrival. We will also leave two lights on, and the exterior light.

 

Common Sense:  We aim to have all our properties ready by 4pm.

Please remember during the winter months, anything can change in a minute, due to weather conditions.  Snow can fall, ice storms arrive, power outages occasionally happen.

 

Dont wait until dusk! If you are aware of an issue that needs resolving, please call us before 10am so we can aim to remedy it during daylight hours. For calls received after 1pm, we cannot guarantee scheduling a contractor until the next day.

 

Snow, 4x4 vehicles: If when you arrive, the driveway or the path are covered in fresh snow and or ice, please be patient. The contractor will return during the night or very early morning.  All our properties will have snow shovels available by the front door, for tenant use.

 

No Heat, No Hot Water: Very occasionally, after our property checking has been completed, we can have power outages that trip, water pumps, filters, and a multitude of other essential utilities. Please check the fuse panel first before calling our pager services. DIAL THE 24 HOUR PAGER SERVICE and key in the property phone number. Not your cell phone number!

 

Pests:During the winter months, any property can have the occasional mouse in residence. You can help  by not leaving food stuffs out on the counters and tables while your are out on the slopes. If its more than one, please call us so we can take care of it

 

Summer flies: We have cluster flies during the early summer and fall. The can be a nuisance in any property. A few can be dealt with by using an appropriate fly spray.  If you find your property with real numbers, call us immediately so we can call a pest professional for you.

 

Plan ahead: We communicate with one party, it is up to you to email, phone other members of the party for arrival details. If you need more than one arrival packet, please call us during business hours 48 hours prior to your arrival date, so they can be processed.
